Awesome supplement to RE licensing course, January 24, 2004

Once this book arrived in the mail, I could hardly put it down! I am currently taking the course, and was looking for some of the more specific details of the business that the course fails to teach. The author does an excellent job of separating his personal opinions, but still uses an honest approach to sharing his personal experience. Also, the text goes a little more in depth about agency – really helps as an aid to studying for the licensing course. This book doesn’t lead a new agent to dangerously believe that he or she will make a lot of money in the first year – and actually tells you what will cause you to fail in your new career. Although I would have liked to see more information about careers in real estate besides simply being an agent, overall I must say this book is tremendously helpful to a new agent.

Starts of slowly, but really gets a lot accomplished., April 24, 2002

First and foremost I think one of the best parts of this book is the survey at the back which outlines “why most new agents fail” is fantastic. It addresses the key characteristics and traits that are required to be a successful new agent.

At the beginning I was sort of put off by Mr. Edwards “this is why you would fail” attitude but as I got through more of the specifics in the individual chapters I realized that he was setting up a dialog of what to do as well as what not to do. There are TONS of realistic, specific ideas about how to get yourself off to a great start during what can very easily be a very difficult first year in real estate sales.

Since I purchased the book I have taken my licensing class, taken my salesperson’s exam and found a firm to work with. I think this book and one other are why I made my way through that process so smoothly. The other book I’d highly recommend is Dirk Zeller’s “Your First Year in Real Estate”.

Not only is this book very well written, it is actually a fun read! Wolkis makes it enjoyable to learn the technical aspects of taking and making better pictures. He is thorough and professional but conveys the information in a manner that is easy to understand and very easy to follow. The illustrations he includes in this book help you to see how his recommendations make the improvements, changing your ordinary dull, flat pictures into exceptional photography.

I would recommend this book to every real estate professional who wants to take any of their own photographs. The recommendations for equipment are minimal and you don’t feel at all as if Wolkis is pushing you to spend a fortune on lenses, flashes or professional equipment. He does point out the conditions when a professional may be needed and even gives tips on how to deal with them once they are hired.

Buy this book! You will be very happy you did, and it will benefit your business for many years to come.

As an interior designer, I shell out the big bucks for a professional photographer for really special projects that I know I’ll want to use in my marketing, but hiring a pro is too expensive to be cost effective for every single project. But the photos I’ve taken myself of all the other projects I’ve done are nowhere near as professional looking. I have done some gorgeous window treatments that I wasn’t even able to put in my portfolio because my pictures came out so badly. I’ve tried researching this type of photography without much luck before now. Other books have given me a lot of good ideas for styling and composition, but they are geared toward professional interior photographers and they get so technical and talk about SO much specialized equipment that it’s hard to figure out what the real essentials are for someone like me. This book, on the other hand, is 100% applicable to what I need to do. It gives great guidance about a minimal amount of equipment needed to vastly improve my interior photos (a collapsible tripod in one hand, and everything else I need fits in the camera bag), as well as information about neat corrections and enhancements that can easily be done in Photo Shop, with every term explained. This is an absolute godsend!

Excellent Newbie Book, May 22, 2007

In her new book How to Become a Million Dollar Real Estate Agent, Susan Smith Alvis gets down to the nitty-gritty of being a realtor. As she explains, you are not only selling properties, you are constantly selling yourself to new clients and potential buyers. Ms. Alvis honestly outlines what to expect as average income, and what is necessary in order to raise that income level to million dollar status. She notes that growing a thick skin is essential in the cut-throat business of real estate, because folks will never cease to amaze you.

The book is well organized, including chapters that deal with everything from ethical practices to selecting the right real estate office. Ms. Alvis notes that the successful real estate agent cannot simply sit and wait for clients to come to him, but must go out and get them (she even includes marketing strategies).

How to Become a Million Dollar Real Estate Agent is not only a terrific book for new agents, but for current agents who wonder why they aren’t selling as much property as they could. It can easily be referred to as the new sales bible for realtors.

A Great Guide to Becoming a Real Estate Agent!, April 24, 2007

Considering the strong real estate market in the past several years, it should be no wonder that a lot of people have looked to that sector with the hopes of making it big. Unfortunately, in spite of many success stories, the promises of the market are often elusive to people who enter the world of real estate unprepared. In How to Become a Million Dollar Real Estate Agent In Your First Year, experienced real estate agent Susan Smith Alvis shatters some of the myths of real estate, but also lays out a strong, real-world guide to people who are seriously interested in entering the business as a real estate agent.

The first myth Alvis shatters is directly related to the title of the book: the idea that becoming a “million dollar real estate agent” will bring you wealth and prosperity. In fact, she points out, selling a million dollars worth of real estate might make you $42,000 per year. That simple fact might be enough to shake some people who thought the real estate market was going to be easy. Alvis further paints a picture of a competitive, cutthroat business that has potential to be lucrative, but only after a lot of careful planning and hard work.

After showing the cold, hard reality of the business, however, Alvis also delves into the positives, of which there are many, thus creating a balanced, realistic picture of what it takes to become a real estate agent. She also, thankfully, includes a chapter on ethics, in which she mentions the sometimes poor reputation of real estate agents from an ethical standpoint, and how one can be both successful and ethical in the business.

If you get past the first part and are still interested in real estate, Alvis does a great job with the main portion of the book, which is to actually walk the reader through becoming a real estate agent – from writing the business plan, to choosing an office, to sales techniques. She presents both broad advice, and specific, detailed anecdotes and tips, all of which could be applied in a real world scenario. As a guide to someone just entering the real estate business, How to Become a Million Dollar Real Estate Agent… is an excellent walkthrough.

That being said, at just 200 pages, the book contains an amazing amount of detail, but is still probably not sufficient by itself for someone looking to become a real estate agent. What it is, primarily, is a beginner’s guide to becoming a real estate agent, and it works very well in that role. It provides enough detail and enough of an overview, to help someone decide whether becoming a real estate agent is a good career choice. It is a good informational springboard, and is well worth reading if you are considering moving into the real estate business, but don’t know where to start.
